Step 1: Takeoff Reviewed Against the Full Drawing Set
After the quantity takeoff is complete, a second estimator walks the marked-up plans sheet by sheet against the architectural, structural, and MEP drawings. The goal is to catch anything the first pass missed — a panel schedule that implies two feeders instead of one, a fixture schedule that contradicts the floor plan, or a spec note that changes the wiring method. Ambiguities are flagged and clarified rather than guessed at.
Step 2: Labor Hours Calibrated to Regional Productivity
Labor is where estimates drift most. We build labor hours from productivity data calibrated to the project's region and project type, then validate the hours per man-day against the scope. A 500,000-square-foot industrial build in Texas does not install at the same rate as the same square footage in New York — the estimate must reflect that.
Step 3: Zip-Code-Based Pricing, Not National Averages
Material and labor rates are pulled from RSMeans and our own maintained cost database, then adjusted to the project's specific zip code using our proprietary pricing factors. Local supplier pricing, prevailing-wage environments, and market conditions all move the number. We apply those adjustments before the estimate is assembled.
Step 4: Senior Review Before Delivery

The review checks the takeoff against the drawing set, verifies labor assumptions and pricing adjustments, and confirms the deliverables — Excel line items, PDF summary, and color-coded marked-up plans — are complete and consistent.
